When you book an inspection with us, we’ll send an agreement for your review and approval. As required by state law, this agreement, outlining the scope and limitations of the inspection, must be signed electronically before the inspection begins.

Walls & Siding: We assess for damage or signs of moisture intrusion.
Windows & Doors: We examine seals, functionality, and security.
Roofing: We check shingles, flashing, and eaves for damage, utilizing drones when needed.
Gutters & Downspouts: We ensure proper drainage and attachment.
Structural Elements: We evaluate decks, patios, porches, driveways, and walkways for stability and safety.
Grading & Drainage: We confirm water flows away from the foundation.
Mechanical Systems: We inspect AC condensers, electrical meters, gas lines, and more.
Garage Inspection:
We inspect the garage structure, doors, openers, electrical systems, ventilation, fire safety, and look for signs of water damage and pests.
Interior Inspection:
Walls, Ceilings, Floors, Windows, and Doors: We assess the condition of these critical protective elements. We
Electrical Systems: We test outlets, examine the service panel, and ensure safety features like GFCIs and smoke detectors.
Plumbing: We test water pressure, inspect pipes, fixtures, and the water heater for leaks and proper functionality.HVAC System: We inspect heating, air conditioning, and ventilation systems to ensure comfort year-round.
Insulation & Ventilation: We check for proper insulation and ventilation installation
Structural Components: We evaluate framing, foundation, and other accessible structural areas for strength and stability.
You will receive a detailed report within 2 business days (often same-day) with photos, videos, and expert recommendations. This helps you understand the home's current condition and aids in making confident, informed decisions.
Understanding what is not covered is essential to set clear expectations for the inspection. We follow the State of Illinois Home Inspector’s Standard of Practice, which excludes certain elements such as:
Hidden plumbing (e.g., underground or behind walls)
Environmental hazard testing (e.g., water filters, sprinklers, humidifiers)
Certain appliances or systems outside the standard scope
Safety: For your protection, we do not open water or gas valves that have been shut off or light pilot lights due to possible gas or plumbing leaks.

Cost for Single & Multi-Family Inspection
Our Single Family Inspection fee starts at $475.00 up to 1500 sq ft. There is an additional $60.00 charge for every additional 500 sq ft. there after.
Our Multi-Family Inspection fee starts at $565.00 for 2 units. There is an additional $60 for each additional unit, including non-legal units such as inlaw apartments in attics and basements.
Coach houses with either a Single Family or Muli-family Inspection fee starts at $225 up to 1500 square fee. There is an additional $60 pere every additional 500 sq ft there after.
