At City Home Inspectors, our Condominium and Townhome Inspection is designed to give you a clear understanding of the unit's condition. We provide an unbiased, detailed evaluation of the home's condition, helping buyers understand the current state of the property and any potential issues that may require attention.

If specific conditions suggest potential risks, we offer ancillary services such as mold testing, lead-based paint testing, and termite inspection. These services are outside of the state-licensed Home Inspector's Standard of Practice and have additional costs associated with them.

Our Inspection Process

When you book an inspection with us, we will send you an agreement for review and approval. As required by state law, this agreement, outlining the scope and limitations, must be signed electronically before the inspection begins.

Our Condominium and Townhome inspection services begin with a detailed review of the unit's visible interior walls, ceilings, floors, windows, and doors. Our goal is to identify any visible issues, ensuring you can move in with confidence.

Next, we inspect the unit's visible electrical system. We test outlets, check the service panel, and ensure safety features like GFCIs and smoke detectors are in place.

Our plumbing inspection includes a visual review of pipes, fixtures, water pressure, and the water heater for any visible leaks or potential issues, keeping you informed of any water-related risks.

We also evaluate the visible HVAC system, making sure heating, cooling, and ventilation are functioning properly for your comfort and safety.

Finally, we visually inspect kitchen and bathroom fixtures to confirm everything is in good working order, including cabinetry and countertops.

After the inspection, you'll receive a detailed report with photos, videos, and recommendations, making it easy to understand the unit's condition before you buy. With the exception of added laboratory or radon monitoring services, reports are provided within 2 business days, although often delivered the same day of inspection. What is Not Included?

Understanding what is not included in a home inspection with City Home Inspectors is essential for setting clear expectations. As we mentioned, we are state licensed and certified master Home Inspectors. We follow the State of Illinois Standard of Practice, which requires us to focus on visible and accessible components. We do not inspect hidden areas such as underground or behind-wall plumbing, nor do we test environmental hazards or special equipment like water filters, sprinkler systems, or humidifiers.

For safety reasons, we do not open water or gas valves that have been shut off by the owner of the property, nor do we light any kind of fire or pilot light. These precautions protect your property and ensure everyone's safety.

Inspection Scope and Cost

When inspecting a condominium or townhome versus a single-family home, there are key differences in scope. Single-family home inspections include a comprehensive evaluation of the entire property, covering interior and exterior elements such as the roof, foundation, siding, landscaping, detached structures, and all mechanical systems. In contrast, a condominium or townhome inspection focuses primarily on the unit's interior and systems exclusively serving the unit. Exterior components and shared systems, such as the roof and grounds, are maintained by the Homeowners' Association and are not part of the inspection.

This reduced scope lowers the cost. However, if clients wish to have additional areas such as shared systems or external elements inspected, City Home Inspectors offers special pricing to accommodate these requests.

Cost for a condominium inspection starts at $375.00 up to 1500 square feet. There is an additional $55 per each additional 500 sq feet there after.

Cost for a town home inspection starts at $395.00 up to 1500 square feet. There is an additional $60 per each additional 500 square feet there after.
