✅ What Home Inspectors Can Evaluate

Illinois-certified inspectors are trained and authorized to assess the following:

  3. HVAC Systems – Heating and cooling function and condition

  4. Plumbing Systems – Pipes, drains, water heaters, visible leaks

  6. Interior Elements – Doors, windows, stairways, flooring, visible mold

We identify material defects that affect safety, habitability, or function.


❌ What’s Outside the Scope of Practice

There are limits to what an inspector can legally assess. Here’s what’s not included:

  • Cosmetic flaws (e.g., paint chips, small scuffs, aging materials)

  • Code compliance assessments or building permits

  • Life expectancy predictions for appliances or materials

  • Environmental hazards like asbestos, radon, or lead paint (unless specifically tested)

  • Pest infestations (though we may note signs and refer professionals)

  • Property boundaries or zoning issues

We aim to inform, not guarantee or appraise the home’s value or performance.
