There are limits to what an inspector can legally assess. Here’s what’s not included:
Cosmetic flaws (e.g., paint chips, small scuffs, aging materials)
Code compliance assessments or building permits
Life expectancy predictions for appliances or materials
Environmental hazards like asbestos, radon, or lead paint (unless specifically tested)
Pest infestations (though we may note signs and refer professionals)
Property boundaries or zoning issues
