Crawl Spaces, Attics & Basements: What We Look For
By City Home Inspectors
🏚️ They’re dark, cramped, and often forgotten—but when it comes to a home inspection, crawl spaces, attics, and basements can tell us the most.
At City Home Inspectors, we treat these spaces like the backstage of your home—where early warning signs and hidden issues like to hide.
These areas are often out of sight, but they offer critical clues about a home’s overall condition. We take extra care inspecting these “less glamorous” spaces—because what we find here can make or break a deal.
1. Poor Insulation or Ventilation (Attics & Crawl Spaces)
Missing or uneven insulation leads to energy loss and moisture buildup. Inadequate attic ventilation can cause mold, ice dams, or roof damage.
2. Signs of Water Intrusion (Basements & Crawl Spaces)
We look for staining, efflorescence (white mineral deposits), mildew smells, and rusted metal—all signs water has been where it shouldn't be.
3. Pest or Rodent Activity
Droppings, nests, chewed wires, or entry points are red flags for pest infestations that may require remediation.
4. Structural Concerns
We examine floor joists, support beams, foundation walls, and subflooring for signs of sagging, cracking, or rot—especially in older Chicago homes.
5. Electrical or Plumbing Issues
Exposed wiring, disconnected vents, and leaking pipes often hide in these hard-to-reach places. We don’t skip them.
At City Home Inspectors, we don’t treat these areas as optional—we know that true peace of mind lies beneath the surface. Our inspectors:
Crawl in, climb up, and dig deep
Use moisture meters and thermal cameras
Document findings with photos and clear explanations
Identify urgent vs. minor concerns
The spaces you never think about might hold the information you need most.
