What Agents Should Never Say About an Inspection

🗣️ As a real estate agent, your words carry weight. But when it comes to the home inspection, even well-meaning comments can create confusion—or worse, liability.

At City Home Inspectors, we’ve seen how certain statements, even offhand ones, can lead to disputes or delays. Here’s a list of what not to say—and what to do instead.

🚫 “It’s Not a Big Deal.”

Even if it seems minor to you, a buyer may view it differently. Downplaying issues—like foundation cracks or outdated electrical—can come back to haunt you if repairs become costly post-closing.

Better Approach:
“Let’s review the inspector’s report together and see what they recommend.”

🚫 “You Don’t Need to Worry About That.”

This puts you in the position of a contractor, not an agent. It also opens the door to future blame if problems escalate.

Better Approach:
“If it’s concerning, I’d suggest getting a quote or second opinion from a licensed pro.”

🚫 “That’s Normal for Homes This Age.”

While common in older homes, not all “normal” issues are harmless. For example, knob-and-tube wiring or cast iron plumbing can pose real risks.

Better Approach:
“It’s not unusual, but let’s see what the inspector says about condition and urgency.”

🚫 Giving Repair Advice

Suggesting how to fix something or quoting costs can imply expertise—and lead to misrepresentation if you're wrong.

Better Approach:
“Let’s ask the inspector what they recommend, and I can connect you with a contractor for an estimate.”

🚫 Interpreting the Report

Translating findings on a client’s behalf may seem helpful, but it’s risky. Every buyer processes risk differently.

Better Approach:
“Let’s have the inspector walk you through their findings—they’ll explain it best.”

✅ Bottom Line: Be the Connector, Not the Consultant

Your role is to guide, support, and connect—not to diagnose or reassure beyond your lane. By sticking to what you do best, you protect both your client and your reputation.
